“They told us at the first meeting that our original plan wouldn’t fit the setbacks, and then showed us one that did. The suite came in on the date they gave us.”

Can your lot take a backyard suite?

Changes to Calgary’s land use rules opened up backyard suites on many more lots. Send us your address and we’ll check zoning, setbacks and servicing before you pay for any drawings.

What we handle

  • Lot and zoning checkWe review your land use district, lot size, lane access and utility locations, then tell you plainly what can go where.
  • Design and drawingsFloor plans that make a small footprint work: storage, light, privacy from the main house and a layout that suits renters or family.
  • PermitsDevelopment permit (when needed) and building permit applications prepared and submitted by us, with revisions handled if the City comes back with questions.
  • ServicingWater, sewer, power and gas run from the main house or the lane. This is often the biggest cost variable, so we price it early.
  • Construction to occupancyFoundation through finishes, inspections and final occupancy, with a fixed schedule you can plan a tenant around.

How a project runs

About the team
  1. Step 1

    Site visit

We come to your place, walk the house or lot, and talk through what you want and what it might cost. About an hour, no charge.

  2. Step 2

    Design and price

Drawings, selections and a line-by-line fixed-price proposal. You know the number before any work starts.

  3. Step 3

    Permits and schedule

We submit permits and build a schedule with dates, not guesses. Trades are booked before we break ground.

  4. Step 4

    Build and walkthrough

Weekly updates with photos, one project lead on the phone, and a final walkthrough where we fix anything you find.

Common questions

What areas of Calgary do you work in?

All of Calgary, with most of our work in inner-city and established neighbourhoods. We also take projects in Airdrie, Cochrane, Chestermere and Okotoks.

Do you handle permits and inspections?

Yes. We prepare the drawings, submit City of Calgary permit applications and book every inspection through to final.

How do your prices work?

After the site visit we give you a realistic range. Once drawings and selections are done, you get a fixed price with every allowance listed.

How soon can you start?

Small renovations can often start within a few weeks of signing. Backyard suites and new homes depend on permit timing, which we'll estimate for you up front.

Tell us what you’re thinking of building.

We'll come out, look at the house or lot, and give you an honest read on scope, timing and cost. No charge for the first visit.
